Is a fold up king size mattress available on the market. ?

I live in a town home and can not fit a king size mattress up the stairs.
I know you can buy the box spring in two sections, but have not seen
special mattress for tight access. Not interested in sold foam.

I have never even heard of such a thing, and I sure wouldn't want to sleep on one. Plus you insist on no foam—how in hell can anyone make a foldup innerspring mattress?? Aha!!! Such a foldup would amount to two twins, no?? So get those plus a foam insert for the middle, or find some way to connect the two mattresses. Innersprings have wood frames at the bottom, you know. And remember this–if you want a king-size and a queen is too small, then it follows that two people are involved. Given two people, there's no room for anyone to sleep in the center, which is actually dead space. A foam company can make you a t-shaped insert, or for all I know someone already makes it.

What are my best options for buying a foam mattress and boxspring/ special frame considering price and qual?

2 twins = 1 king sized bed. Sounds like that's your only viable option for your situation.
